及对策

摘 要

随着我国房地产行业在经济建设中所占比重逐渐加大,房地产建设开发也越来越得到更多人的重视。除了其工程建设体系各方面的因素,人力资源也越来越成为影响房地产企业建设发展的核心因素,并直接影响着企业未来的长远发展。从房地产行业的发展状况来看,企业内部成员流动性较强,员工流失率高,人才队伍体系建设不完善。打造一支团结、高效、有创造力的人力资源队伍势在必行。新时期下各房地产企业似乎还没有完全摆脱传统的管理模式的动力,大部分企业内部的人力资源管理仍旧保持传统的管理方式。从目前房地产企业人力资源管理的现状出发,找出存在的普遍问题,并改善房地产企业人力资源管理模式是本文试图达到的目的。

本文以武汉L房地产公司为例,从六个部分来论述房地产企业员工流失原因及对策。首先,对当前房地产行业的发展现状进行一定的分析,了解房地产行业员工流失现象严重的背景。并对以往关于房地产行业员工流失的研究进行相应的梳理。其次,以需求层次理论、人力资源理论和权变理论为理论基础,对武汉房地产行业员工流失现状和研究状况进行论述,分析员工流失现象所体现出的理论意义。本文的第三部分是基于一定的调研对武汉房地产行业的员工流失现状进行分析并研究其人力资源管理体系中所存在的问题。第四部分对武汉L房地产企业的员工流失现象进行深入探讨与分析,重点分析造成员工流失现象的原因。第五部分针对员工流失提出相应的防范策略与改进措施。

希望本研究能够为房地产企业的人才队伍建设提供有效的良好的对策。

Abstract

With the increasing proportion of the real estate industry in China's economic construction, more and more people are paying attention to the real estate construction and development. In addition to all aspects of its engineering construction system, human resources are also increasingly becoming the core factor affecting the construction and development of real estate enterprises, and directly affecting the long-term development of enterprises in the future. According to the current situation of the real estate industry, the internal member mobility is great, the staff turnover rate is high, and the talent team system is not perfect. Thus, it is imperative to build a united, efficient and creative human resource team. Recently, it seems that real estate enterprises have not completely got rid of the motivation of traditional management mode, while many enterprises still follow the traditional way of human resource management. This study refers to the current situation of human resource management in real estate enterprises, finds out the general problems and improves the human resource management mode in real estate enterprises.

In this study, it is conducted the reasons and countermeasures of staff turnover in real estate enterprises from six parts, taking Wuhan L real estate company as an example. Firstly, this paper analyzed the current development status of the real estate industry to understand the background of serious employee turnover in the real estate industry. In addition, prior studies on employee turnover in the real estate industry were sorted out and generalized accordingly. Secondly, based on the hierarchy of needs theory, human resource theory and contingency theory, the current situation and research status of staff turnover in Wuhan real estate industry, were discussed and the theoretical significance of the phenomenon of staff turnover. Were analyzed the third part of this paper, based on a number of surveys on the real estate industry in Wuhan employee turnover status, the problems of human resource management system in Wuhan real estate industry. Were analyzed and researched the fourth part made an in-depth and detailed analysis of the phenomenon of staff turnover in Wuhan L real estate enterprise, which mainly focused on the reasons for the staff turnover phenomenon. The fifth part put forward corresponding preventive strategies and improvement measures for staff turnover.

This study is consided to provide effective countermeasures for the talent team construction of real estate enterprises.
